Idaho modern oldtimer builds underground & solar $50 houses

Mike Oehler lived for over 30 years in an underground home that he built for $50 (and expanded for $500) on his land in Northern Idaho near the Canadian border. Now in his seventies his arthritis keeps him from hiking up to his home, but he continues to “write and proselytize” In 1968 like thousands of other San Franciscans hoping to go “back to the land”, Oehler bought property and began to build a homestead. After spending a winter freezing in a small cabin, he designed a home that would use the earth as insulation. With his first attempt he fell into the easy errors of what he calls a “first thought house”: a hole cut into a hillside with south-facing windows. Gradually he began to innovate with subterranean design, creating better ways for letting light in: among them “the Hollywood Wing”, “the Royer foyer”, gables and most-importantly the “uphill patio” (which also provides space for an earth-sheltered greenhouse). He also created an inexpensive, low-tech approach to basic design with what he calls PSP or Post/shoring/polyethlene. Kristie Wolfe builds underground home & sets rural WA hamlet

Inspired by the success of the Hawaii treehouse she built for $11,000, Kristie Wolfe began searching for land to build a “Hobbit”-inspired village. Knowing that there is land to be found for cheap in this country (she bought her Hawaii property for $8000), she began to search the Northwest for sites. https://faircompanies.com/videos/building-your-own-hawaii-minimal-house-for-a-vacations-cost/ “There’s a lot of land everywhere, if you look on craigslist, if you look on zillow, you can find property so it’s not really that there’s not a lot. The issue is with property that’s in my price range- I’m looking for property that’s $10,000 to 20,000- usually there’s a reason why it’s cheap, it’s either an easement problem or you have to drive through a crappy neighborhood… but if you’re wanting to be off-grid, it opens up a whole world of selections, there’s a ton out there.” Wolfe paid $18,000 for 5 acres on a hillside above Lake Chelan, Washington. Being a couple miles down a dirt road, there was no option to be on the grid so Wolfe put in a solar panel, septic and a water tank (filled by truck for now) and began to dig the first of her underground homes. At 288 square feet, Wolfe’s “tiny house in the shire” was over the maximum square footage allowed for an un-permitted build so she went to the county for approval. With only hand-sketched plans on graph paper, she was able to get a permit. The structure went up in a few days “with a lot of help from family and friends” and it was “wrapped and roofed” in a few weeks and then Wolfe finished the interior on her own. Inspired by the “Hobbit” books, films and cartoon (from 1977), Wolfe wanted to recreate the cozy feel of a hobbit hole. "Not a nasty, dirty, wet hole, filled with the ends of worms and an oozy smell, nor yet a dry, bare, sandy hole with nothing in it to sit down on or to eat: it was a hobbit-hole and that meant comfort." Rather than buying expensive custom details, Wolfe got creative. She used the top of an old cable spool - scavenged for free long before the build- as a round door. To create round windows, she hid secondhand ($10) square windows behind repurposed circular mirror frames. For a very unique cordwood floor, she cut scraps of wood (found beside the road and old firewood) into into one-inch-thick pieces glued down with a heavy construction adhesive and grouted by hand (again thanks much help to friends and family). Wolfe has broken ground on the 2nd and 3rd hillside homes. She doesn't plan to change much of her design except to make the windows larger. From old Belgian water tank to dream tower house with a view

Patrick Mets loves “old, industrial buildings” and he’s always been fascinated by water towers. After years of scouting the Belgian countryside he found one for sale (for 30,000 euros or about $43,000 at the time) and began working to convert it into a home. “It was quite naive that we bought it because we didn’t have any permit to convert it into something else,” explains Mets. “And so it took us 12 years, 7 years to get the necessary permit and 5 years of renovation work.” Working with designer Mauro Brigham (NC & Bham), they tried to leave as much of the tower in its original state. Fortunately the 30-meter-high (90 feet) tower was built with windows- an oddity for a water tower-, but forty of them keep the converted home well lit. The water tank itself was kept mainly intact. Brigham and Mets added a floor inside it and cut holes out of the sides for views and it now serves as the kitchen and living room. After a couple years using the space as their full-time home, Mets and his partner Valérie Lecherf moved out to be closer to their daughters’ school. Apple architect picks a small prefab to savor CA countryside

When BJ and Danielle Siegel began planning their dream home in the hills of Sonoma County, California, they wanted something light on the land. “Sometimes when people build a house they want to express all the cool things they can get into a house and for us it was kind of the opposite,” explains BJ. “We wanted to do as little as possible and make it a comfortable place to live.” BJ, an architect who’s also head of store design for Apple, didn’t have time to babysit a build, but he was enamored by the customizable prefab design weeHouse. Created by Geoffrey Warner of St. Paul Minnesota’s Alchemy Architects, the ultra minimal design is based on a simple box with two walls of sheer windows so the landscape takes center stage. “I think a lot of people don't necessarily buy into the idea of less is more. I think a lot of people think more is more. And they add features and they add complexity and they add size and it makes them feel like they've actually gotten more and I think it's much more difficult and much harder to actually get there through doing less. That's the fun challenge.” The Siegels also realized that in the pricey San Francisco Bay Area, modular builds that could be nearly finished in a factory, were a lot cheaper and easier to construct than site-built homes. In order to create enough space for themselves and their teenage son Jules, the Siegels opted for two boxes placed at an angle from each other (to create privacy). The larger box houses the kitchen (on one wall), open dining room and a box for Jules’ bedroom (with the bathroom and shower tucked behind it). The other box is BJ and Danielle’s bedroom and bath with again a box unit in the middle that houses their closet and separates the space. “I always feel like really great architecture is like a really great poem. Building Amazing Homes & Mobile Spaces Using Shipping Containers!

In this video we explore and learn how to use shipping containers as strong, durable and mobile building blocks to create amazing structures of all kinds, like a house, addition, office space, or cabin; and we feature a few stunning projects to get you inspired! Anthony Ruggiero from Storstac Inc. (http://www.storstac.com/) showed us around their yard in Toronto, Ontario and took the time to teach us about the ins and outs of building with shipping containers. We're excited to share the tips and information we learned with you. Shipping containers come in standard 20 foot and 40 foot lengths, and there are other specialty custom sizes like the 10', 45', 48', 53' long containers. Almost all shipping containers are made in China, and can be bought used (after they've been used for 10-20 years), or new, which means they've one been used once. Since there are no shipping manifests for used containers to show what was transported in them over the course of their lifetime (it could be anything from clothes to nuclear waste), it's better to build with a new shipping container that's only been used once. They're made with COR-TEN steel, which is a weathering steel that can withstand harsh weather conditions and elements like salt water because the rust on weathering steel creates a protective patina to keep it strong, whereas rust on mild steel would actually weaken the metal. While building with shipping containers is not necessarily cheaper than conventional building, it does have advantages because the containers are modular, movable and mobile, durable, and have a unique, modern look. They can be do it yourself friendly if you've worked with steel before, or if you find a company to take care of the steel work for you so you can focus on how to frame it and finish it from the inside. Location on a budget: a container home over a San Diego hill

After purchasing a piece of land in the mountains of unincorporated San Diego County, Mike and Shawn McConkey set out to build their dream home from shipping containers. “This is zoned agricultural land out here so you can actually have a little cottage industry or a winery... or a container house.” With the help of architect Chris Bittner, they designed a 700-square-foot cottage from three containers (one of which they found on the property). By building most of it themselves, Mike and Shawn kept things affordable: the total cost was $160,000, including design fees and permits. They also budgeted by living for two and a half years in a 28-foot travel trailer while they waiting for permits and to complete the build. They stayed on budget in the interior by mixing IKEA and reclaimed items with a few high end pieces, like a $3800 rolling garage door that opens the home to the outside and unobstructed mountain views. The home is a hybrid of containers and stick frame structure with ceilings as high as 13 feet between the containers to made the small space feel larger and to allow for natural cooling. To keep the home running at peak efficiency, the McConkeys put in a cool roof (white, to reflect the hot San Diego sun) and a high efficiency tankless water heater. Since completing the home, Bittner says he’s received 50 calls from people interested in their own container home dreams. “They all start with, ‘I’ve always dreamed of building a container home, how much does it cost? Is it the same as framing?’ And I tell them all the same thing, ‘It certainly can be the same as framing, it can quickly get more expensive than framing.’” Mike, who is a building superintendent for his day job, is happy he had the chance to make his own grown-up LEGO construction. “I always played with LEGO blocks and stuff as a kid. I just like to build stuff. After a couple decades creating theater sets in Amsterdam, Oep Schilling and his company of makers Fiction Factory, put their CNC expertise and resources into building a prefab tiny house, using cardboard as the main structural element. Relying on a proprietary machine that can wrap corrugated sheets around a mold, they could create high strength cardboard that serves as both support and insulation. The “Wikkelhouse”, or “wrap house”, is a truly customizable home composed of 5-meter-square (53-square-foot) modules that click together to create any-sized structure. The 1.2-metre-deep segments (3.9 feet) are first built up from 24 layers of cardboard moulded around a house-shaped frame. Once “printed”, the basic units can be customized: cut with one or two spherical windows, kitted out as a bathroom, a kitchen or even a narrow bunk room or two or three can be combined to create larger rooms. Schilling says 20% of the orders have been for 8 segment shelters (often for nature cabins), though they have sold a lot of 4, 5 and 6 unit structures as well. “I hope to sell a three because I like it really tiny,” he explains. “Three could work, but it's a bit like a hotel room, but of course you have the sky, you have a garden. Chameleon shotgun house blends modern/vernacular on a budget

Inspired by the shotgun houses of the Gulf Coast, architect Zui Ng set out to create a modern version that could adapt to any lot. Calling it the Shotgun Chameleon, he built a prototype home for his family in Houston’s Fourth Ward (Freedmen’s Town). Reflecting the buildings on both sides, it is clad in wood and metal, which are slatted to allow for light and breeze to enter while simultaneously allowing for privacy from the apartments next door. The “Chameleon” in the title refers both to the home's adaptability to place as well as to moments in time. Ng designed it to divide into separate apartments to reflect his changing family. When he first moved in, he left the interior stairway open and his mother lived downstairs. Now the stairwell is closed and he, his wife and young daughter live in the 750-square-foot upstairs. The downstairs is rented out as a separate flat, now accessible via an exterior door. “There’s different ways to live free. I’ve seen people, they move to the middle of nowhere and they move into a car or something to live free. That’s one way. Me and my wife, right now, we are kind of living free The rent for the bottom unit actually pays for the mortgage.” In order to keep the build affordable, Ng (ZDES Studio) and his wife created most of the interior themselves: building cabinets and furniture (some hacked from IKEA and Home Depot), staining the plywood, designing and installing steel countertops from leftover siding, and even creating wooden, sliding pocket doors. “With the digital age we lost a lot of ability that our ancestors used to have, with your hands… This house was built $180,000 less than what the contractor asked for so this is like another master degree for me. The area is uninhabited and no construction preparation has been done. The space is open, green and with steep terrain – there are no buildings, no roads or trees. The area is used by local small farmers for sheep grazing. Each cadastre is enclosed and some of them have a very small byre. First they considered prefabs, but quickly realized they wouldn't fit up the narrow road to their land in the Santa Cruz mountains. So they convinced their friend, architect David Fenster, to design them a home made from shipping containers. Built from recycled cargo containers hand-picked from the Port of Oakland, Six Oaks was built around the footprint of the land. The containers were building blocks that were cut and stacked to fit between Redwoods along a steep grade. While the home was assembled in 6 hours, it took nearly a year to finish the interior since so much of it was custom. The unique materials meant some unique requirements: instead of carpenters, they used welders; a commercial roofer had to be hired, etc. Acoording to Connie, it wasn't "the cheapest way to build", but It cost about $50 per square foot less than a more conventional custom home. They didn't aim to build an extreme home, but the couple feel confident their home will hold up well under extreme conditions- i.e. falling trees, forest fires. Connie jokes that if a tree does fall on the home, "it will get a little dent and we'll call the auto body shop to fix the house". In 2010, we met Graham Hill- the founder of treehugger.com and a serial entrepreneur. He had just bought two tiny apartments in a century-old tenement building in Soho and he had plans to turn them into laboratories, and showcases, for tiny living. He'd spent most of the past year living in tiny spaces- "a tiny trailer, a tent, and then a boat" and he was convinced others would love it as much if small spaces could be designed right. He wanted a tiny space that didn't sacrifice function, but instead that would expand to provide a wish list including dinner parties for 12, accommodations for 2 overnight guests, a home office and a home theater with digital projector. Not wanting to limit himself to local architects, he crowdsourced the design as a competition and received 300 entries from all over the world. Two Romanian architecture students won with their design "One Size Fits All". Completed in 2012, his LifeEdited apartment doesn't resemble the cramped space we saw in 2010. Today the 420-square-foot space can be expanded to include the functionality of 1,100 square feet: walls, drawers and beds move and unfold to create 6 rooms: living room, dining room, office, guest office, master bedroom and guest bedroom. If you include the kitchen and the bathroom which morphs into a phone booth or meditation room, the apartment includes 10 total rooms. Part of the Thousand Islands chain of islands in Canada, Just Room Enough was bought in 1950s by the Sizeland family who wanted a unique place to build a holiday home. They built their house with the walls just reaching to the edge of the island and gave the island its special name. The plan backfired on the family who were looking to find a quiet retreat, and instead had to deal with tourists and sightseers stopping by to take a look at their unusual home. 9- Hermitage of San Colombano – Located in Italy between Vivenza and Rovereto, the Hermitage of San Colombano sits high on a mountainside looking down upon the city below. 120 meters up the cliff, it was clearly built to give its inhabitants a reprise from the hustle and bustle of the world below. It was built almost 700 years ago in 1319 and is named after the Irish saint Colombano. To gain entry to the structure you need to pass through the Leno gorge and then climb up 102 steep steps up the gorge. Every Christmas there is a candlelight walk up to the hermitage to signify the pilgrims climbing up the steps to pay respect to the saint. 8- Casa Malaparte - Casa Malaparte also known as Villa Malaparte, is located on Punta Massullo on the eastern side of Capri, Italy. Construction started in 1937 by well-known architect Adalberto Libera. The house is a red masonry box shape with stairs leading up to a fabulous roof patio. The house can only be reached by crossing the island on foot and takes about an hour and a half to walk there from the summit. 7- Villa Mecklin —Located in the Finnish Archipelago, Villa Mecklin is as picturesque and secluded as you can get. Built in a small depression in the natural rock, the villa was built using all basic materials. On one side looking past the structure you see the water and looking past it from the other side you see the land, surrounded by trees, exposed rocks and plenty of vegetation. The highlight of the house is the terrace, which is large and faces out toward the water for the view of a lifetime. 6- Stockholm, Sweden – Several miles away from Stockholm, Sweden there’s an incredible house that sits on the highest point of a small island stretching out just 137 square meters. The house is isolated and beautiful and includes a living room, guest room, a kitchen and glass doors leading out to a large deck, plus a sauna. 5- Katskhi Pillar – 130 feet above the hills of central Georgia sits Katskhi Pillar. Georgia adopted Christianity as the state religion in the 4th century and the Katskhi Pillar became the site of a small church built in the 7th century. It’s sole resident for the past 20 years has been a Georgian monk. A fun fact about the pillar – women aren’t permitted to climb to the top. 4- Artist Studio Fogo Island, Canada – Fogo Islanders are simple, independent people who live to fish and enjoy the serenity of the beautiful landscape around them. Located on the island are six artist studios built by the Shorefast Foundation. The idea behind the studios design is to create a geometric structure that would contrast the natural setting around them. The studios stand on pillars near the sea and each are isolated and can actually be moved to any part of the island. 3- Thatched hut, Panama – Looking more like a scene out of Gilligan’s Island, this small island with a thatch roofed hut is the epitome of peace and quiet. The pole style thatched roof hut is common in Panama and can house an entire family. Building materials are tree trunks for the main pillars, bamboo poles as support and different types of leaves for the roof. A well-made hut can usually stand for as long as 30 years. 2- The House on the Sea– Living in this house is definitely like stepping into the land of Robinson Crusoe. Just off the coast of Cornwall, England, The House on the Sea is situated right on the beach and can only be reached by climbing across a 90 foot high suspension bridge. Surrounded by water and isolated from the town, the tiny island is far from basic. The interiors are a luxurious mix of sleek neutrals and modern design, with panoramic sea views offered at every turn. 1- Holy Trinity Monastery – Located in central Greece, the Holy Trinity Monastery is the oldest among the six functioning monasteries located there – having been built in 1476. It sits atop a 1300 foot rock and years ago access could only be gained by climbing a rope ladder with just a net below. Today the entrance is reached by climbing 140 steps cut into the rock. It once held historical treasures, such as precious manuscripts, however, they were stolen during World War II.

Osaka's Gate Tower Building is an amazing sight to see because ... well, how should I put this? A highway goes through the building. It literally does, and there is a story behind it. In this episode, John not only goes inside to see where the elevator takes him, he also drives through it -- in a Lotus Seven. We'll also go up the Umeda Sky Building and catch some fantastic angles of the city, skyline and Gate Tower Building. THE STORY: Here it is from the building owner. It’s basically a land rights dispute with a sort of happy ending. The property was owned by a business (coal and wood company) since the early Meiji era but when business declined, so did the buildings in the 1970s. The area was approved to be redeveloped in 1983 but the property holder refused to give up the land, even though new building permits had been refused to him. The highway corporation and the property owner negotiated for 5 years and what you see today is their compromise. Highways usually buy the land they’re on but a new law in 1989 allowed the possibility of having two owners on the same spot, really meant for highways to go underground but hey – let’s get creative. The highway is the legal tenant of floors 5 through 7. The current building tenant on the other floors is TKP. WHERE IS THE BUILDING WITH THE HIGHWAY THROUGH IT? Christian Salvati of Marengo Structures thinks shipping containers make great building blocks, and in time, he hopes it will become an affordable and quick method of building homes. As full-scale R&D, in 2012, he built Connecticut’s first shipping container homes: a two-story duplex built from six containers. Two years later, he stacked higher using 27 containers to build a 6-unit apartment complex he hopes to rent to students in the New Haven area (the building is wedged between Yale and University of New Haven). While containers are uniform, modular and easily sourced (Salivati buys from a depot in Newark, NJ), the building process is still slower and more expensive than it should be given the lack of codes for this type of building. Salvati thinks that by sharing information, architects and builders can help improve both zoning issues and the currently steep learning curve that prevents containers from becoming a more universal modular alternative. Shipping containers recycled into affordable, accessible Utah home

Real estate broker Jeff White dreamed of transforming used shipping containers into affordable housing. Laughed at by the first architects he approached, he began to work on his concept using a 40-foot-long, 9-foot-6-inches-tall and 8-foot-wide container in the driveway of his Salt Lake City (Utah) home. Being "busted" by a city inspector became the needed publicity for his project and soon after the Salt Lake's mayor was behind him and helped to ease the permits and inspections process. After two years of transformation (including plans, groundwork and permits), what began as two forty-foot high cube containers is now a light and airy 672-square-foot house. It's not dirt cheap- the Sarah House (named for a San Francisco homeless woman whose makeshift home inspired White) is currently on the market for $135,000 (and only to low-income buyers)-, but that price includes a lot of hidden costs. "I spent 40 thousand dollars for the lot and then the infrastructure underneath it, getting the sewer, water lines, probably an additional 25 thousand dollars. So you can see where I'm at, the house is still coming in at 55 to 60 thousand dollars." White thinks with time and economies of scale, he can bring the costs down. Tokyo's impermanent skinny house made to age well with owners

Inheritance taxes on land in Japan means plots often get smaller as they are passed on. This “divide and sell” phenomenon in Tokyo translates into some very tiny home sites. When architects Masahiro and Mao Harada were tasked with creating a home on a lot only 2 meters (6.5 feet) wide at its narrowest point, they chose to interpret small as “near” and use the small scale to their advantage. On the narrowest portion of the lot, along the street, they created a “gatehouse”: used as both an entryway and offices for the clients. The lower level is a gallery for the wife’s art, which is mostly, appropriately, very tiny objects. The second floor, accessible only by a small, wooden ladder, houses the husband’s office with walls lined with books and movies (he directs commercial). Everything in the Gatehouse is within touching distance, and this is important, and a positive thing. Masahiro calls this type of design “peach skin”. “The nearness between the materials and my eye make clear the very small grains, like a peach skin, so the resolution is richer. When you see big things from a distance you can miss details.” Behind the Gatehouse, the lot opens up a bit to accommodate the rest of the home. To comply with building codes limiting home height, the Haradas chose to build the home a few feet underground. Again, they chose to see this as an advantage, allowing for a partly submerged bedroom and bathroom, that allow one to feel “like an animal” while having a bath in the ground or “like an insect” when lying on the bed, at eye level with the plants. After the small, intimate room downstairs the completely open, and high-ceilinged, upstairs feels large. Here one wall is dedicated to a kitchen (partly camouflaged behind tan doors and cabinets) and the other to a full-wall bookshelf which is also structural. Masahiro explains the benefits of using vertical shelf supports that are narrow and very close to each other: the material is cheap; it can be brought in by hand; and it can be created without heavy equipment and instead, by skilled craftspeople. For the interior finish on both the walls and the floors, they used MDF (medium-density fiberboard) both because it is very affordable, but also because it resembles the paper walls in traditional Japanese homes. “Here we use paper and wooden materials and everything can return to the earth, so the time scale is near, or small,” explains Masahiro. “We are always thinking about scale. Scale isn’t just big or small. Scale is also time. This building has a permanent quality, but it also feels ephemeral.
