Anything out of the ordinary could result in not getting approved for the final loan modification. Make sure you fully understand the terms of your payment plan, and comply. Here are some tips: 1. When you do make a payment, always note down the confirmation number - call in and get it if need be. That’s how the bank tracks the payments, so if there is ever a problem you can reference that number. 2. Send your payment early if possible, 2-3 days early will give you time to handle any weird issues that pop up. 3. Send it in the exact right amount - don't send any extra money early on, since it will look like you are able to afford a higher loan modification amount. 4. Find out what method the lender prefers and use it. Registered/certified mail, phone, whatever is best for the lender. Obama Mortgage Is the Home Affordable Program
The Home Affordable Refinance Program (HARP) was an initiative put forward during the Obama administration, that offered a number of options designed to help homeowners, depending on their individual circumstances. Subsequently, the program came to be known as the "Obama Mortgage." The end date to get a HARP refinance has been extended through December 31st, 2018. Some borrowers may only be eligible for certain types of assistance under this program. It will depend on how quickly they act after realizing that their ability to make mortgage payments might be in jeopardy. It is important to reach out as soon as financial difficulty begins so that they are in the best position to retain ownership of their homes. Homeowners that fall behind in their payments may learn that they have fewer available options. HARP was designed for homeowners who are current on their payments, but have had difficulty refinancing. This is a good option for those who owe more than their home is worth, as long as the mortgage is owned by Fannie Mae or Freddie Mac. The Home Affordable Unemployment Program, or UP, reduces or suspends monthly mortgage payments to give borrowers a cushion while they look for another job. It temporarily stops required payments for up to 12 months or reduces them to no more than 31% of gross income. Other programs include Home Affordable Modification Program (HAMP), Home Affordable Foreclosure Alternatives Program (HAFA), Hardest Hit Fund Programs (HHF), and FHA Short Refinance for Borrowers with Negative Equity (FHA Short Refinance). Each program has its own deadline, so act fast to meet the application requirements.

Most banks and investors duplicated the HAMP program and enforced it within their companies as well. Okay, so what does that mean? It means that everybody's loan went to 31% of their income, they dropped it down, they did forbearances on the principal or it at the end of the loan. But they dropped the interest rates to 2%. Now, for a lot of people, that is a big savings. Now that the 5 years is over, which is about 88% of California's current loans, are up for an increase. They will now be up at 5% interest. Which is still a great rate. Unfortunately, a lot of people are still upside down on their homes. So now that they are getting an increasing in their interest rate, it tends to ruffle their feathers. Now people are saying, "What do I do?" Luckily, here is Santa Clarita Valley, we have seen a 30-40% increase in the value of our homes. Giving a lot of people equity in their homes. Expanded HAMP Loan Modification Program
As of January 27th, the US Government expanded it's loan modification and principle reduction program extensively. The filing date was extended to the end of 2013, the debt ration allowance was increased, rental property can be considered, and Fannie Mae and Freddie Mac backed loans are now eligible.
